Houston lease-end moving. Same-day to next-day.
Lease ends Friday, new place starts Saturday. No overlap, no buffer, no time for mistakes. Here’s how to execute a tight-window Houston lease turnover without losing your deposit or your mind.
Tight-window specialtyHouston apartment leases typically end on the last day of the month, creating tight turnover windows where movers, cleaners, and new-lease start dates all compress into 24–48 hours. KAK offers same-day flat-rate moves ($299–$549) with crews dispatched in 2 hours, perfect for lease-end deadlines. Typical lease-end to new-lease-start gap in Houston is 0–72 hours.
How Houston leases actually end.
Most Houston apartment leases end on the last day of a month — typically at midnight. Move-out day is the 31st (or 30th/28th, depending on the month). The new tenant’s lease starts the next day, the 1st.
That’s the default, but here’s what makes lease-end in Houston messy:
- Notice periods: Texas law allows 30-day written notice for most month-to-month. Fixed-term leases often require 60 days. Miss the window and you auto-renew — real expensive.
- New-lease start dates: Most new Houston leases start on the 1st. But some complexes start “first available” — which could be the 3rd or the 15th.
- Move-out window: Usually until noon on the last day. Some complexes want you out by 10am. Check your lease.
- Key handoff: Some leasing offices close on weekends — a month-end Saturday can be chaos.
- Deposit return: Texas law says 30 days from move-out to return the security deposit. Document everything.
The typical Houston lease-end timeline
- 60 days before: Give written notice (if required by lease)
- 30 days before: Book movers and cleaners
- 7 days before: Confirm everything, start packing
- Last day of month: Move out by noon, keys turned in
- 1st of next month: New-lease starts, move in
- Day after: Final old-apartment cleaning and walk-through (if allowed)
- 30 days after: Security deposit return (legal deadline)
Three ways to handle the gap.
Option 1: Same-day move (no overlap)
Old lease ends last-day-of-month, new lease starts the 1st. You load the truck Friday morning/afternoon, sleep at the new place Friday night. No overlap, no double rent, but zero buffer if something goes wrong.
Best for: Tight budgets, quick moves, experienced movers (you).
Risk: If old-apartment inspection takes longer than expected, or new apartment isn’t ready, you’re stuck.
KAK fit: Same-day flat-rate crew. $299–$549 depending on size. Crew dispatched in 2 hrs.
Option 2: 2–3 day overlap
New lease starts on the 28th or 29th, old lease ends the 31st. You’ve got 2–3 days to move slowly, clean thoroughly, handle inspection.
Best for: Anyone who can afford 2–3 extra days of prorated rent ($50–$150/day typical).
Risk: Minimal. This is the smoothest Houston lease-end pattern.
KAK fit: Scheduled flat-rate move on day 1 of overlap. Go back for cleaning and walk-through on day 2–3.
Option 3: Week+ overlap
Sign new lease mid-month (say the 15th), old lease ends end-of-month. 2 weeks of double rent, but a totally unhurried move.
Best for: Young professionals with flexibility, high-earners, anyone moving into a new build where you want to paint or customize first.
Risk: Expensive — 2 weeks of extra rent is $500–$1,500 depending on size.
KAK fit: Totally flexible scheduling. Any weekday, any time.
The play-by-play for zero-overlap moves.
This is the hardest version. Last day of month, new lease starts midnight tonight. Here’s how to pull it off:
- Morning (7–9am): Final packing. Strip the bed. Defrost should be done from yesterday.
- 9am–10am: Crew arrives. Brief walkthrough, load starts.
- 10am–12pm: Loading complete for 1-BR. You lock up the old place but keep the keys — you’ll come back.
- 12pm–2pm: Crew drives and unloads at new place. You meet them there.
- 2pm–4pm: Back to old apartment. Clean, final walk-through with landlord/leasing office, hand over keys.
- 4pm–onward: Back to new place. Unpack essentials. Order food. Sleep.
Same-day lease-end rules
- Book movers 1–2 weeks ahead if possible. Same-day is possible but tight.
- Start packing 2 weeks out, not 2 days out.
- Have the essentials bag ready the morning of.
- Don’t pack the last cleaning supplies — you’ll need them.
- Request a written extension from landlord (noon to 6pm) in advance. Most will agree via email.
The checklist that gets your deposit back.
Texas law requires the landlord to return your security deposit (or itemized list of deductions) within 30 days of move-out. The cleaner you leave it, the less they can deduct. Focus here:
Kitchen (biggest deduction risk)
- Inside the oven — scrub with Easy-Off or baking soda paste
- Stovetop — degrease, remove drip pans
- Inside the fridge — wipe shelves, empty drip tray
- Microwave — wipe interior
- Cabinets — wipe inside and out
- Dishwasher — run empty with cleaner
Bathroom
- Toilet — bleach inside, wipe outside including base
- Tub / shower — scrub grout, descale fixtures
- Mirror — streak-free wipe
- Floor — sweep and mop
All rooms
- Vacuum carpets (some complexes require professional carpet cleaning — check your lease)
- Mop hardwood / tile
- Dust blinds and window sills
- Wipe down ceiling fan blades
- Patch nail holes with spackle (or buy a $5 kit from Home Depot)
- Check HVAC filter — replace if old
If you can’t do this yourself: hire a local Houston cleaner. $150–$300 for a 1-BR. Usually worth it to recover a $500+ deposit.
Protect your refund.
- Photograph everything. Before you move furniture, take photos of every wall, every room corner, the appliances interior/exterior, the carpets. Timestamp them.
- Keep the move-in checklist. If you did one when you moved in, compare move-out condition to move-in condition.
- Request a walk-through with the landlord. Have them sign off on the condition in writing, or at minimum in a timestamped email.
- Provide your forwarding address in writing. Legal requirement for the landlord to mail your deposit. Email and text both count as written.
- Wait 30 days. Then send a demand letter if the deposit hasn’t arrived.
- Small claims court: If the landlord wrongfully withholds, Texas allows up to 3x damages. Small claims cap is $20,000 — more than enough for a deposit dispute.
Don’t sign anything at move-out that waives your deposit rights. Read before you sign.
When you need a crew today.
Lease ends tonight, previous movers cancelled, you have no plan — this happens more often in Houston than people admit. KAK handles this.
- Call or text before 3pm for a same-day slot. (713) 555-1212. After 3pm we roll you into first-slot next morning.
- Flat-rate applies to same-day. No rush fee, no surge pricing. $299 studio, $399 1-BR, $549 2-BR — same as booking 4 weeks out.
- Crew at your door in 2 hours for most Houston zips. Further suburbs add 30–45 min.
- No deposit to lock the slot. We confirm by phone/text, bill after the move.

When lease-end doesn’t go to plan.
New apartment isn’t ready
Happens. New tenant from old apartment hasn’t moved out, or maintenance isn’t done. Options: short-stay hotel, friend’s couch, or temporary storage for your stuff while you wait. KAK can deliver to a storage unit same-day at the same flat rate.
Old landlord won’t do walk-through
Document condition with photos timestamped. Send photos + move-out notice via certified mail (or email with delivery receipt). Keep copies forever.
Keys can’t be returned on time
Drop them in a locked drop box if the office is closed, or mail them certified with tracking. Email the landlord about timing. Some charge a daily hold-over fee — negotiate.
Roommate still there
If you’re moving out but a roommate stays, you’re on the hook for your portion until your name is off the lease. Get a signed sublease or lease-transfer from the landlord in writing.
